How Much Does a Storage Unit Cost in the Tri-Cities? (2026 Pricing Guide)

What you'll pay for a storage unit in Richland, Kennewick, and Pasco, WA β€” by size, by type, and what drives the price up or down. Plus where to save.

Short answer: in the Tri-Cities (Richland, Kennewick, Pasco), expect to pay roughly $45 to $260 per month for a storage unit. What you actually pay depends on the size, whether it’s climate-controlled (heated) or drive-up, the location of the facility, and whether a move-in promo is running.

This guide breaks down current pricing by size and type, what drives costs up, and where most renters can save.

What changes the price of a storage unit?

Six things move the price more than anything else:

1. Size. This is the biggest lever. Doubling the square footage roughly doubles the rent. If you’re not sure what size you need, the size guide walks through how much fits in each.

2. Facility quality. Not all storage is alike, and the gap shows up in the rate. A newer, well-maintained facility with 24/7 video surveillance, individual alarms on every unit door, clean paved aisles, and an on-site manager during office hours will generally cost a bit more than a bargain-rate lot with aging gates, broken lights, and no one around if something goes sideways. For the stuff you actually care about, that’s not an upcharge β€” it’s the difference between β€œcheapest” and β€œworth it.” It’s also what makes a facility eligible for most homeowner- or renter-insurance coverage of stored belongings.

3. Climate control vs. drive-up. A climate-controlled unit (sometimes called heated or temperature-controlled storage) typically runs $20–40/month more than a drive-up of the same size. For electronics, wood furniture, documents, leather, and instruments, that’s worth it. For metal tools, patio furniture, or anything that handles temperature swings, drive-up is plenty. 4. Move-in promotions. First-month-free, 50% off for the first few months, or a locked starter rate can knock a lot off your first-year total cost. Ask what’s running when you call.

5. Rate increases after move-in. This one catches a lot of renters off guard. Many national chains raise your rate 3–6 months in β€” sometimes by 20% or more. Ask any facility when your rate can first increase, and how much notice they’ll give you.

6. Admin fees and surprises. Some facilities charge a setup or administrative fee separate from rent. Some bundle required insurance. We don’t charge admin fees β€” the monthly rate is the monthly rate. New tenants also get free use of our 14-foot move-in truck, which saves the typical $80–120 truck rental cost on move-in day.

Is climate-controlled storage worth the cost?

For most long-term storage in the Tri-Cities, yes. Columbia Basin summers hit 100Β°+ and winter nights drop below freezing. Those swings will warp wood, crack leather, kill electronics, and yellow photos and documents.

That said, climate control isn’t necessary for everything. A rough rule of thumb:

  • Climate-controlled makes sense for: electronics, wood or upholstered furniture, leather, clothing, documents, photos, art, musical instruments, wine, collectibles.
  • Drive-up is fine for: metal tools, patio furniture, garden equipment, appliances you’re reselling, vehicles, boats, ATVs, construction materials.

If you’re renting short-term β€” a one-month bridge between leases, for example β€” drive-up saves money and most items will be fine.

How to save on your storage unit

A few low-effort moves:

Right-size it. The wrong size is the most common mistake. People over-pay for a 10Γ—15 when a 10Γ—10 would fit, or cram a 5Γ—10 until they’re constantly rearranging. If you’re unsure, call and describe what you’re storing β€” we’ll help you pick.

Ask about rate increase policies. Some facilities raise rates every 3–6 months with little notice. Ask upfront when your rate can first change and how much notice you’ll get.

Pay attention to access needs. If you only visit your unit once a month, climate control and interior hallways are a nice bonus. If you’re a contractor pulling tools out every morning, drive-up saves you hours over a year.

Watch for move-in specials. They’re seasonal β€” call and ask what’s running. At Storage Station, live pricing and any active promos show up on the Pricing page.

Pick a facility on your route. Gas and time cost money too. A facility 12 minutes off your commute starts to add up if you’re visiting weekly.
